Asset and maintenance management capabilities

One Capability per Pain Point

We didn't build a generic CMMS. Each capability was designed around a specific pain that Malaysian operators told us about. Here's the pain, the feature that solves it, and the industries it fits best.

🗺️

Multi-Site Geospatial Tracking

The Pain

No single view of distributed assets. Each site lives in someone's head — or in a different Excel file, with a slightly different address, a different asset ID, a different label. Internal teams and vendors end up referencing different versions of the same site, and nobody is sure which is correct. Site visits are planned without route awareness; asset history is only known by the technician who last visited; the General Manager has no map view of the operation.

How We Solve It

Every asset has GPS coordinates, address, photos, permit status, and full maintenance history in one authoritative record — so internal teams and external vendors quote the exact same site name, ID, and location every time. No more "which Bukit Jalil tower do you mean?" Click a site, see everything. Useful for OOH (vacancy + structural integrity), solar (per-inverter yield), industrial parks (per-tenant infrastructure), retail (per-outlet equipment health).

Especially valuable for: billboard operators, telco towers, solar farms, industrial parks.

📋

Permit & Insurance Vault

The Pain

Council permits (DBKL, MBPJ), TNB audits, Bomba renewals, insurance cover notes — buried inside folders, sub-folders, and sub-sub-folders on someone's laptop or shared drive. The renewal PDF is "somewhere in 2024 > Compliance > Bomba > Site B > Final v2," until it isn't — files get accidentally deleted, dragged into the wrong folder, or saved over by the next person who opened them. One missed renewal = one fine + one potential shutdown. The General Manager finds out from the enforcement officer, not from the team.

How We Solve It

Every council permit, insurance cover note, and renewal date in one place — no folders to navigate, no files to misplace, no "I thought you had it" between team members. Auto-alerts before expiry — not after the fine. The General Manager sees a single compliance dashboard; the Service Manager sees the next 30 days of action items. Built first for MCMC compliance, now adaptable to any Malaysian regulator.

Especially valuable for: billboard / OOH, solar farms, industrial park / REIT, retail / F&B chains.

Centralised Communications

The Pain

Multiple WhatsApp groups per site, per vendor, per region. Email threads. Phone calls with no record. Critical photos and approvals scattered across every channel — and no single source of truth. When something goes wrong, nobody can prove who said what, or when.

How We Solve It

Every ticket, photo, comment, and approval lives in one system. Real-time. Timestamped. Resolution time tracked automatically. Full audit trail by default — the system records exactly what was said, by whom, and when. WhatsApp groups become a backup channel, not the system of record.

Especially valuable for: large-scale solar (EPC + sub-contractor coordination), Industrial Park / REIT operators.

Automated Vendor Tracking

The Pain

You pay vendors for site visits. You have no real-time proof they actually went, what they did, or how long they took. The "down case" sits open for two weeks because nobody chased it. SLA breaches are only visible at month-end — far too late to act.

How We Solve It

A "down case" is logged. The relevant vendor is notified immediately, automatically — no manual WhatsApp forwarding. The vendor logs in and updates resolution status themselves. Time-to-acknowledge, time-to-resolve, and SLA breach rate compute automatically and display on a dashboard. The system does the chasing so your Service Manager doesn't have to.

Especially valuable for: solar farms, industrial parks, retail / F&B chains.

📱

Mobile Checklist & Reporting

The Pain

Reporting day is the worst day of the month. Hunting for the right before/after photos across half a dozen WhatsApp groups. Resizing them in Word. Copy-pasting site addresses. Reformatting tables that break every paste. A two-hour task takes a full day — and the data is already stale by the time the report goes out.

How We Solve It

Technicians and field teams complete checklists on their phone, on-site. The workforce can't carry a laptop to every tower, rooftop, billboard, or remote outlet — so the convenience of having every form, asset record, and historical data in their pocket is what makes this practical at all. Snap before/after photos directly into the checklist — no email forwarding, no resizing in Word, no separate WhatsApp uploads. Reports auto-generate as audit-grade PDFs in MCMC-grade format, adaptable for TNB, DBKL, Bomba, and MOH submissions. What used to take half a day takes one click.

Especially valuable for: billboard operators (Proof-of-Posting), telco towers (MCMC reports), solar farms (TNB audits), retail / F&B chains (store audits).

Data Backup & Archive — by Default

The Pain

Excel rows accidentally deleted. Lines silently missing. The intern saves over the wrong file. Lost files on personal laptops. Jodoh tak panjang — the site supervisor leaves and takes the WhatsApp history, the local Excel files, and the mental map of which permit expires when. Employee turnover should not equal data loss, but with Excel it always does.

How We Solve It

Records cannot be silently deleted the way an Excel row can. Everything is backed up; archived records remain searchable rather than destroyed. When an employee leaves, their tickets, photos, vendor history, permit notes, and decisions stay in the system. New hires inherit the full context on day one.

Especially valuable for: billboard / OOH, telco towers, multi-outlet retail / F&B.
